Thinking of Selling Your San Ramon House? What Happens NEXT.

When the decision is made to put your San Ramon house on the market, your mind will be swimming with questions. How long will it take? How much will it sell for? Do I have to fix anything first? How do all the paperwork and fees work? As your local Realtor, we are here to outline the process, and clear the confusion you may be feeling. You will have questions, and we are here to answer them. In the beginning, we will meet with you to discuss some of the basics, such as what your property is worth, the condition and attributes of the home, how to market your home, what your timeline is for moving, and the timeline for the escrow process.

One of the first things we will do is provide you with a Comparative Market Analysis. This report will show what your home may be worth compared to other recent similar sales in your neighborhood. Knowing how much your home can be worth is one of the first steps in thinking of how to market and sell your home effectively.

It is advisable to have your property inspected before putting it up for sale. If necessary, get estimates from licensed contractors for any major work that is needed. Look at your home from an outsider’s point of view: Decide what repairs and renovations you would like to complete in order to make your home more saleable and appealing. A main rule is to “neutralize” the space. Remove photos, trash cans, and other personal effects. The potential buyer should walk in and have the feel of being in a model home, one devoid of clutter. We will decide together a plan such as times for photographing the property for marketing purposes, showing the home, and possible open house dates. For showings, you may want to leave while your home is being shown so that buyers will feel more comfortable to walk around and discuss your property freely with their real estate agent.

What is your timeline for moving? Weeks or months? We can work with your schedule. The time your house spends on the market can vary depending on the market in your neighborhood. Here in the San Ramon Valley, we are experiencing very high demand, and low inventory. We are finding that if a home is priced properly, and staged effectively to accent its best features, the time it spends on the market can be very short.
