If you’re trying to sell your family home, but having difficulties attracting a buyer, this may be because it does not stand out as special, despite your happy time there. You may have tidied away evidence of a charming family atmosphere which would win over any parent, while failing to clear the clutter that’s spoiling the picture. Here are some suggestions for making your viewers fall in love with your home.

Clear the clutter

When you’re expecting viewers, clear away everything that you and your children can manage without for a while, apart from selected items which will enhance the look of your home. Make the most of all storage space available, even the car, and recycle everything you no longer need or want. Perhaps ask relatives to hold a few items for you, too.

Create an alluring family atmosphere

Display household items that will enhance the ambience you wish to evoke; you’ll find examples below. Your viewers are likely to have children themselves, and will be lured by signs of thriving family life, so let them see evidence of fine children, splendidly raised by wonderful parents. They’ll have their own kids in mind, so perhaps yours could be elsewhere during the visit. Instead, just convey a sense of their charms and achievements, and your inspired parenting, to set your visitors dreaming. Here are some suggestions to get you started.

Your hallway

A vase of garden flowers or a bunch of kids’ party balloons will provide a warm welcome. If your children possess any certificates, frame and display a few in the entrance area, with some of their artwork, too.

Your living room

In the living room, you could set up a board game on the coffee table, as if in mid-play, or arrange some children’s art and writing materials, signifying educational family activities. If your youngsters play musical instruments, let these be seen, too. Do you possess a drum kit or piano? Invite your visitors to play – it’ll help them feel at home.

Your kitchen

In the kitchen, warm some fresh bread in the oven for a mouth-watering fragrance, and set jars of wholesome spreads on the table. Enhance the sense of healthy living with some fresh fruit and vegetables. Perhaps your children have been making cookies, so add them, too, with a pot of aromatic coffee. Pin up their latest drawings on your notice board. Painting kitchen back splash is fast and easy way to add interest and creative details with a fraction of the cost. 

Your bedrooms

Place fresh covers over the beds, and perhaps drape a party outfit over one of the children’s, suggesting an upcoming celebration. Showcase a few quality books, games and soft toys, hiding the rest away. If your children take ballet lessons, you could leave their dance shoes out, swathed in tissue paper, perhaps, as an extra charmer. A vase of roses in the master bedroom will evoke peace and romance. Set classical music playing softly somewhere, to lift mind and soul.

Your bathroom

Make sure your bathroom towels are fresh, crisp and free from traces of sticky little fingers. Select white or soft colours that blend with the decor, and one bright one for fun. Keep personal items out of sight, allowing your selected bath toys and soaps to stand out.

Exterior

A fresh coat of paint to the exteriors can do wonders to your home resale value and neighborly curb appeal. You want the outside of your to harmonize and blend with the rest of the neighborhood. If it is not in keep with the neighborhood consider choosing a color that complements your neighborhood.

All over

Ensure windows are gleaming, and curtains pulled back to let in the daylight. Weather permitting, let in the fresh air and garden scents, enhancing this natural, airy feel. Put a few photos around, displaying family fun.

Your grounds

Your garden could win over your viewers straight off, with the right features. A simple design with curves and colour will signify harmony, order and celebration – ideal for family life. An area of long grass and wild flowers would add to the effect. Spruce up your outdoor furniture and play equipment, and leave a ball on the lawn.

Allow ample time to prepare, to be fresh and relaxed when your viewers arrive. If any arrangements fail – your ironing board tips out of the cupboard, say – they’ll be glad to see you’re human, if super-human!
