Are you looking to buy San Ramon real estate? Why not buy a new San Ramon home? The Tri Valley has lots to offer, and we are keeping a close eye on things. They are selling like hotcakes! Due to our area experiencing a very low inventory of homes for sale, and very high demand, the real estate world is moving at a very fast pace.
We are advising our clients to be pre-approved with their lender before looking at homes. Most homes on the market are receiving multiple offers, and getting sold in a matter of days. The reality is buyers must be prepared, and ready to act very quickly.
There are new home developments located throughout the San Ramon Valley area built by Shappell, DR Horton, Standard Pacific, and Braddock and Logan, plus others. These builders are well known with great track records. Some of these new developments are considered Master Planned Communities, or “a self contained suburban environment that can include home, commercial, work, educational and community facilities.”
A couple things to keep in mind when buying new are:
Often, the landscaping will not be installed, which is an additional expense to consider. Property tax amounts should be checked out, as there is often a lot of infrastructure being put in place for some of these developments, which could affect the pricing.
Currently in San Ramon, only Shapell has a handful of offerings in the works. Developments like Athena, Iriana, Avanti and Fiorella are in the beginning stages. In Norris Canyon Estates there is a development by Summerhill called Rubion.
Athena features home up to 5 bedrooms and 4 ½ bathrooms, ranging from 2053 to 3193 square feet.
Iriana features homes from 3 to 4 bedrooms, and 2 ½ to 31/2 baths. 1729 to 2547 square feet
Avanti features homes with 4 bedrooms, and 3-4 bathrooms. 2218 to 3184 square feet.
Fiorella features homes with 2-4 bedrooms, 2 ½ -3 bathrooms, 1268 to 1835 square feet
Rubion features homes with 3-5 bedrooms, 2 ½ – 4 ½ bathrooms, 3400 to 4300 square feet.
Pricing is not usually disclosed until the time of the release. Due to increased demand, and timeline pressures, we are learning that there can be price increases on a weekly basis! These new home developments are selling out at a dizzying pace, often before the home has been built or construction started. We are getting regular updates on the statuses; things like release dates, pricing, and the procedure for getting on the preferred list.
