The California Association of Realtors (CAR) recently took a poll and found some of the top reasons why homeowners are motivated to sell.
1- 40% want a larger or nicer home. We outgrow clothes and shoes just as surely as we can outgrow a home. Over time, buyers who purchased a smaller “starter” home will find themselves with a larger family unit and a home that simply doesn’t meet their needs anymore. Alternatively, improved life circumstances may sway buyers into wanting to upgrade to a home with grander features and more amenities.
2- 24% are relocating to a new city. A job transfer to an entirely different state would undoubtedly result in a move. However, relocation to another city would also be cause for discussion because it could mean significantly increased commuting time. People will often make the decision to move to spend less time in traffic and more time with family.
3- 21% want to pullout equity. Some homeowners see all that their home is worth and decide they would rather have it in their pocket to enjoy or invest.
4- 20% want a smaller/less expensive home. When kids move out to college or get married homeowners are suddenly left dealing with too many empty rooms. In different cases, homeowners may retire and decide they want to travel and pursue other hobbies without having to worry about the maintenance of a big home. Over time a large home may just become too much to handle and decide to Sell Now.
5- 19% have had a change in family status. Change happens in a variety of ways, some good and some not-so-good. There are marriages, unions, separations, and divorces. All of these changes are important factors when deciding where and how a person wants to settle down.
6- 15% want to move to a better school district. A factor people often underestimate is the school district in which a home resides. Couples who have kids or are planning to have kids actively think about their kids’ future and what they can do to provide them with their best shot at success. Excellent schools with high ratings and test score averages are strong deciding factors in the decision to sell.
