With the first day of fall upon us, days are getting shorter, nights are getting cooler. Many folks are of the mindset that once the Fall season rolls around, the real estate world mostly closes up shop until the spring. With the kids back in school, and the Holidays approaching, surely it isn’t a good time to sell a house. Right?Wrong!! It is a fabulous time to sell a home! Right now! Here in San Ramon and the Tri Valley, we are experiencing a very unique real estate market of an ultra shortage of homes for sale and super high demand. In other words, it is a sellers market.
Inventory is low for a number of reasons. The government and banks are taking more steps to help with loan modifications and incentives to keep people in their homes. So those that are underwater on their mortgage, yet still employed, are better able to hang on and continue making payments to avoid short sale or foreclosure. Many folks feel that we’ve “hit the bottom” and that home prices are on the way up and want to wait it out awhile before selling. Several finance reports are cautiously echoing the same sentiment. Home sales are up, and time on the market is down in many areas. Sometimes when September rolls around, people feel that this is the wrong time and season to make a move and sell.
Demand is very high in this area. One reason, of course is our schools. Our districts here are some of the highest ranking in the state, which is one of the highest priorities of incoming buyers with young families. Also, there are a couple of companies are expanding or moving into San Ramon - PG&E is relocating an office of about 800 people from San Francisco to Bishop Ranch. GE is bringing in about 400 additional engineers from all over the country to Bishop Ranch as well. Many Silicon Valley employees have discovered the ease of use of highway 680, and have decided to move to the San Ramon Valley. Oracle also has a large presence in this area, which is bringing some people from the Peninsula. All of these well educated folks are looking for homes and neighborhoods to raise a family in.
